Winterize your roof – El Nino is coming this Winter!
And they say this time it will really happen (most likely). Big Tree Roofing and Inspections can provide you with a free evaluation of your roof to determine if you need to do anything to winterize your roof. The following red flags are signs that you need roof repair now:
- Debris on the roof or in the gutters. Debris will back up water to areas it shouldn’t normally go, including into your house through the sheet rock! This will cause more costly damage, and you will still need to fix your roof regardless. Tile roof valleys such as the one shown, are especially likely to cause water infiltration. This is something you should hire a professional to take care of. Many people have told me they keep their roof or roof valleys clean, but they don’t realize that you have to clean under the tile in the valleys / flashings. It’s not as easy as just sweeping off the surface. This is also why roof inspections are so important on homes purchased with tile roofs.
- Broken or out of place roof tile. A broken or slipped tile will eventually almost always cause a leak, dry rot, and interior damages. It is a quick and easy fix to replace broken tile. This is one small affordable fix that may be all you need to winterize your roof.
Replacing a tile is simply a matter of pulling out the tile and popping in a new one. It’s easier than most people think. The hardest part is finding replacement tile that match or fit. Slipped out tile can easily be seccured with adhesive caulking or plastic roof cement.
- Ponding water. Ponding water may not be a problem, yet, but it may have already deteriorated your roof prematurely in area that have it. We can likely re-coat the roof in those areas to preserve it’s life. Flat roofs are especially expensive, so it is a smart idea to get as much life out of it as you possibly can. Coating is much less expensive than re-roofing, but only if it is done ahead of time, before it’s too late. This is another easy fix we can perform to help winterize your roof.
- Bad sealant. Re-sealing pipes, skylights, flashings, shingles and etc. is probably the easiest roof repair fix you can have done to help winterize your roof. It’s easy to tell if this is needed in most cases. You could easily do this one yourself, but why not have Big Tree Roofing look over the entire roof first, in case there are other roof repairs needed?
These are just a few signs that you need to winterize your roof. There are so many other possibilities, that I couldn’t possibly list them all here in one post (at least not today). The easiest thing to do is to call us now and get a free evaluation. We will tell you everything that needs to be done to get your roof in tip top shape for this coming El Nino season!
