Roofing insurance coverage – Will your insurance cover you when you need it?
I’ve done many, many inspections for insurance claims involving roof leaks. It never ceases to amaze me that people think that their roof repair or “roof maintenance” should be covered under their homeowners insurance. Most ofthe time it is not. They get a leak in the house, usually in the form of a small stain. Then everyone freaks out about mold, so they send out remediation, cut open the ceiling or walls, dry it out with blowers, and cordon off the room with plastic to avoid contaminating the rest of the house! While there are cases where this may be necessary due to mold development, most of the time it seems a little overkill.
Really though, if people would just have their roof checked out every now and then, the whole thing could be avoided. Who wants to go through that nightmare anyway? It’s like moving in and out of your house in some cases. No, you probably don’t have roofing insurance coverage, at least not “unlimited anything under the sun” roof insurance coverage. You need to maintain your roof as the homeowner. Debris builds up, sealant cracks, roof tiles slip out or break, moss grows, and roofs deteriorate.
Here are some things that should fall under your roofing insurance coverage:
- Wind damage.
- Fire damage.
- Tree Damage.
- Vandalism.
That’s about it. Roofing insurance coverage does not cover neglect, debris build up, dry rot, wear and tear, or general lack of maintenance. Nine times out of ten, those are the causes of those roof leaks. So don’t wait until you have to move out of your house so they can stop the mold from spreading! Get your roof checked out, before you develop a roof leak. We can perform a roof repair at a reasonable cost. Roof repair estimates are free! You have nothing to lose.
